When’s the Right Time to Buy a Home?

When is the right time to buy a home? It’s a question countless people have asked themselves and will ask themselves—and the answer isn’t always simple. However, there are a few ways that you can determine whether or not now is the right time, and, if it’s not, when it will be the right time! First and foremost, you need to determine when you can afford to buy a home—after all, there’s not much sense in searching for a new home that you can’t pay for! Second, understand that the market is unpredictable—if you trying to calculate trends and mortgage rates you may end up spending more than you should’ve! Lastly, understand that there are experts in the real estate field whose job it is to help you find the right home, so don’t be afraid to seek out their help!


Can you Afford a New Home?

It’s a simple, but incredibly important question that you need to address before you go any further in the home buying process. Obviously, this will be affected by what sort of home you’re looking for, as well as where you would like to live among other factors. Another thing to consider is how long you plan on living in your new home. This may sound counter-productive, as you’d be considering life after a home that you haven’t even purchased yet! That said, if you know that it’s a home that you won’t own long-term, then don’t purchase the biggest, nicest home in the neighborhood. These homes typically appreciate the least when compared to other homes, and the potential re-sale value of your home is incredibly important! After all, if the home you purchase is not a long-term option, then you might as well look at it as an investment and work to turn a profit on it down the line!

The Market is Unpredictable

Some homebuyers like to do research on various market trends to try and determine if they stand to spend less and make more money if they wait to purchase a home until a later date. While a bit of market research on any area in which you want to purchase a home is a good idea, just know that the market can be incredibly unpredictable. If you’re basing the time of a home purchase off of expected mortgage rates or housing trends, you’re taking a risk and may get burned when it comes time to finalize the purchase or future sale of your home. There are resources that can help you determine what you can expect to pay, but just know that there are experts in the real estate and financial fields that can give you a better idea of when you should and could buy.

Console the Experts

Tying in with the last point, there are experts in the real estate and financial fields that can help you with the home-buying process. As such, you should never be afraid to reach out to someone who knows the market and/or who knows your money in order to help you with your decision! As stated earlier, the market can be incredibly unpredictable, and if you’re going to attempt to determine the absolute best time to buy a home, it helps to get a second, experienced opinion. Ultimately, those whom you console will probably lead you to the same conclusion: the best time to buy a home is when you afford to do so!
