Spring is the beginning of the busiest home buying season and that season usually lasts through summer. Common sense says that you should list your house during this time. But is the busiest season for real estate the best time to put your house on the market? Here are some things to consider when deciding the best time to sell your home.
This time is considered the “on-season”. Housing inventories are at their peak during this time, so buyers have a lot to choose from. This could be good and bad for you. You may get more for your home in this prime season, but there are also more houses on the market to compete with. During this time of year, the days are longer and the weather is nicer, so homes also look better. This also gives to more daylight and longer hours to show your home, which means more prospective buyers coming through.
With more houses being on the market, that means that buyers have the luxury to be pickier. If your home needs repairs, they may pass quickly instead of determining what they can negotiate to make the repairs. Buyers at this time might not be in a hurry to purchase a home, so your home may stay on the market longer. On the other hand, during this season, you as the seller can be pickier also. You might not want your childhood home bulldozed for a business. Lucky for you, with more buyers around, you don’t have to accept that offer and plan.
If you have to put your house on the market during the offseason, all is not lost. There will be buyers during this time that are looking for a deal. To lure this buyer you might need to be willing to negotiate some closing costs or repair bills in order to sell your home quickly. Fortunately for you, off-season buyers are usually more motivated because they are looking for the right home in a short amount of time. A lot of times buyers at this time are being forced to move and need to buy quickly. Unfortunately, during this season, you don’t have the beautiful spring and summer weather to make your house look more appealing, and chances are you will take less for your home.
All in all, the spring and summer months are the ideal time to sell your home. If you can afford to wait until this time of year, you will get more for the sale of your home.
